We allow pets with a $300 pet deposit and $30 monthly pet rent. No restrictions on breeds or weight; please use our waste stations to clean up after pets outside.

Guest Policy

Guests may stay up to 3 consecutive nights per month with a parking pass from the front office. Please observe quiet hours to ensure a peaceful community.

Lease Terms

Our lease terms at Eight Thirty Water Tower are designed for student convenience. Enjoy flexible options and inclusive utilities for a hassle-free living experience.

Length: 10-12 Months
Security Deposit: $175
Guarantor: No guarantor required unless the applicant doesn’t meet our screening requirements.
Insurance: Not required, but we provide a master renters insurance policy for residents, or they can use their own.
Utilities: All utilities except electric are included in the rent price. Electricity is charged based on usage.

FAQs About our Student Apartments

  • We allow hardware as long as the hole left behind is no larger than the size of a dime; otherwise, residents are free to make their apartments feel like home! 

  • Bring a shower curtain and hooks, bedding, kitchenware, and small appliances; we provide all furniture, but residents are welcome to bring extra furniture. 

  • Yes, as long as there is a vacancy (e.g., a roommate moves out or there’s an open spot in the apartment).
